Jaipur, 17 September 2026: The Indian REITs Association (IRA) today organised its first REIT awareness programme in Jaipur to help investors understand Real Estate Investment Trusts (REITs) and their role as an investment option. The programme is part of IRA’s ongoing efforts to increase awareness about REITs and help investors better understand the asset class.
Since the launch of India’s first REIT in 2019, the sector has grown significantly. India now has six listed REITs — Brookfield India Real Estate Trust, Embassy Office Parks REIT, Knowledge Realty Trust, Mindspace Business Parks REIT, Nexus Select Trust and Bagmane Prime Office REIT.
Speaking at the programme, Mr Kedar Kulkarni (Head – Funding & M&A, Mindspace REIT), said, “REIT is a regulated investment product that owns and operates income-generating commercial real estate such as office buildings and shopping centres. The income generated from rent of these properties is distributed to investors.
Like shares, REIT units are listed and traded on stock exchanges, making them accessible to investors. Under the regulations of the Securities and Exchange Board of India (SEBI), listed REITs are required to distribute at least 90% of their net distributable cash flows to unitholders. While the regulations require distributions at least twice a year, all six Indian REITs currently make distributions every quarter.”
Speaking at the programme,Mr Neeraj Toshniwal, CFO, Knowledge Realty Trust and Executive Committee Member, Indian REITs Association, said, “Different investment options serve different purposes. Fixed deposits offer stability, while equities can provide long-term growth.
REIT offers regular income through distributions along with the potential for capital appreciation, making it a useful option for portfolio diversification for investors. Jaipur is already a mature financial investment market, with a growing base of informed investors. We are confident that knowledge sessions like these will help investors better understand REIT as an accessible and diversified investment option.”

Indian REIT Sector at a Glance – Q1 FY27
- India’s six listed REITs collectively distributed Rs. 3,136 crores to more than 4.85 lakh unitholders during Q1 FY27.
- The Indian REIT sector had total gross Assets Under Management (AUM) of more than Rs. 3.17 lakh crore as of Q1 FY27 across six listed REITs.
- The sector’s combined market capitalisation stood at more than Rs. 2.17 lakh crore as of August 11, 2026.
- Together, the six REITs manage more than 214 million sq. ft. of Grade A office and retail space across India.
- Since their respective inceptions, the listed REITs have cumulatively distributed more than Rs. 34,800 crores to unitholders, reflecting the growing role of REIT in India’s capital markets.
